Finish ALL work in progress if at all possible before your appraisal appointment. Often people will find their remodel project will end up running over budget. This can be due to unforeseen issues, or once the project has been started, it is decided to do more first planned.
For loan purposes, any unfinished projects over the sum of 1000.00 dollars can become a major issue to your lender. This can lead to the lender requiring an appraiser to return to the property and submit a work completion form. This adds additional fees to your original appraisal, as well as lost time in getting the loan. When in a 30 day escrow this can add unnecessary stress to your real estate transaction. Appraisers do not look at house keeping! While a first impression is important, focus on the structure itself. Clean up the exterior. Clean the carpets if needed. Clip bushes away from the house. Generally an appraisal will contain 6 photos (required), including the front, rear, street scene, kitchen, living room, and 1 bath. Additional photos may be taken by the appraiser to show recent improvements or to take note of something they will make a comment on in the appraisal report. It's a good idea to make all of those extra little repairs and cleanup that you may have been putting off before the appraiser arrives at your door. |
